Planning for Success: Wiring Capital Upgrades

In a high-demand, high-speed world, fiber optic internet has become the new gold standard for connectivity. Ensuring residents have access to the highest speed and most reliable internet will provide an enormous competitive edge to your property.

While there are several pros to offering fiber, planning for the future and ensuring the proper infrastructure is in place are essential to minimize potential complications, thereby future-proofing the infrastructure as the internet continues to evolve.

To be prepared for the installation of services, it is important to have your design, irrigation, and electrical plans available. Often, the contractors working on-site will need to review and get a more in-depth understanding of the property before the installation begins. Ownership should ensure the service provider and contractors have these plans well in advance to help avoid future mishaps. Following these steps may help lead to new ways to increase efficiency and will assist in crafting the best plan to bring fiber to the property.

Here are the top 5 tips when preparing to bring fiber to your property:

1. Have an as-built design plan available to the contractor/provider.

2. If molding is used to cover the cable/conduit, determine if materials/colors are available and who is responsible for painting, if […]

New Year, New Beginnings: Navigating New Construction Projects

There’s no such thing as plug-and-play with new construction. Every development has its own unique attributes and challenges to navigate, and RealtyCom Partners is here to help. To kick off 2023, we sat down with Phil Veletzos, who leads our new construction team. This diligent team of 16 experts serves property developers nationwide. From designing low voltage plans and negotiating with service providers to monitoring current and emerging technology and conducting thorough inspections, RealtyCom’s diligence throughout all stages of a development project ensures a strong foundation for success.

Taking it from the beginning: the design stage
Before development teams break ground, our new construction division is engaged with the Client and their design team (architect/electrical engineer) to develop or peer review the low-voltage design plan and confirm the owner’s design intent. AV, Security, Access Control systems are examined along with resident services, IoT capabilities, and common area WI-Fi so that Owner’s telecom/technology strategy is sound at all levels. Budgets, software and a building’s physical limitations can impact design plans, which is

Going Above, Around, and Beyond with Josh Hartman, Field Engineer: Get an inside look at one of our MPOE + IDF site inspection visits at The Three Collective

RealtyCom Partners field engineer Josh Hartman, brought us along for one of his recent inspections at The Three Collective, located in Falls Church, Virginia.

Developed by The Wolff Company, The Three Collective is comprised of 675 apartment homes in three high-rise buildings, and is designed to enhance the creativity and productivity of its residents through its holistic lifestyle ecosystem.

As a field engineer for our team, most of Josh’s day-to-day responsibilities consist of coordinating with providers to ensure low voltage installation is on track, conducting milestone visits, generating site visit reports, and assisting clients in the design process to address any low voltage needs or concerns.

During his site visits, Josh’s primary goal is to review and verify low voltage design by ensuring the correct cable types are in place, verifying the placement of outlets/equipment, ensuring telecom closets are prepared for service providers, and making recommendations that could enhance the design.

Josh and our other field engineers also check cables and plan compliance in amenity spaces, common areas, and individual units in addition to reviewing IDF closets (or AV Rooms) and TV and fitness equipment locations.

The Three […]
