As CEO of RealtyCom Partners, Ms. Manfredi spearheads business development as well as maintains responsibility for marketing and Client management activities. In addition, she advocates the importance of telecommunications asset management through active participation in multifamily industry organizations including the National Multi-Housing Council, Urban Land Institute, and National Apartment Association.
Ms. Manfredi’s extensive experience in the real estate industry includes tenure as a Partner in Trammell Crow Residential’s (TCR) telecommunications division, NuMarket Communications. TCR, one of the nation’s largest multifamily development and management companies, was one of the first real estate owners to capitalize on relationship with telecom service providers. Ms. Manfredi was responsible in overseeing the development of Private Cable television systems across the country specifically designed to serve multifamily communities and to provide exceptional financial returns for property Owners.
As a savvy entrepreneur and recognizing the need for a cable operator for the multifamily industry, Ms. Manfredi and two former TCR Partners launched Castle Cable Services, Inc. (Castle), in 1993. The company was developed to obtain exclusive, long-term agreements to provide cable television and Internet access services to up-scale apartment communities, owned and operated by large Real Estate Investment Trusts.
While at Castle, Ms. Manfredi served as President and negotiated right of entry and partnership agreements with many of the nation’s largest apartment owners including Archstone Communities, AvalonBay, Shea Properties, Essex Property Trust, Equity Residential, United Dominion Realty Trust, Sares-Regis and Forest City Residential.
During 11 years of operations, Castle secured and built and operated private cable television systems across the United States. In 2004, the Castle Partners sold the company to a group of cable television system operators including some of largest companies in the country, Comcast and Time Warner, for approximately $40 million.
Ms. Manfredi was a founding member and officer of the Independent Multifamily Telecommunications Council where she has appeared before the FCC on issues affecting the telecommunications industry. She is a graduate of Sonoma State University, School of Business with a Bachelor of Arts degree in Marketing and Economics.
Steve Lefkovits represents RealtyCom Partners in conjunction with his role as principal of Joshua Tree Consulting, a strategy and management consulting practice specializing in developing unique strategies to demonstrably increase profitability and competitiveness for large multifamily investors and their principals. His clients include some of the largest multifamily REITs, private apartment owners and top-tier vendors who serve the industry such as American Express, TransUnion and Move.com.
An industry veteran, Mr. Lefkovits is responsible for new business development and sales.
Prior to his work with RealtyCom Partners and ownership of Joshua Tree Consulting, Mr. Lefkovits has served as a Senior Vice President for Technology Initiatives for BRE Properties and as a Vice President for Finance and Technology of the National Multi Housing Council. While at NMHC, he pioneered the NMHC Technology Forum, a new issues area devoted to the efficient, profitable adoption of technology in the multifamily industry. He is also the Executive Producer of the Apartment Internet Marketing Conference and co-producer of the Apartment Revenue Management Conference.
Steve has a master’s degree from the Woodrow Wilson School of Public and International Affairs at Princeton, and has an undergraduate economics degree from Yale University. Steve has served as Vice Chair of the Mid Peninsula Housing Coalition, the leading low income housing developer in the San Francisco Bay Area. Michael Manfredi is responsible for the integrity of financial information and operational processes for RealtyCom Partners. Mr. Manfredi brings to RealtyCom his numerous years in the multi-family real estate and telecommunications industries and his substantial experience and sound financial guidance in complex negotiations. In addition to directing the financial operational strategies and administration for the firm, Mr. Manfredi manages relationships with Service Providers across the country. As an integral part of RealtyCom, Mr. Manfredi plays a key role in the firms strategic planning and direction.
Mr. Manfredi was brought into RealtyCom from his former position as a Partner & CFO for Castle Cable Services, a Private Cable Television Service Provider. At Castle, Mr. Manfredi oversaw the operations, development and deployment of over 40 private cable television systems serving more than 20,000 apartment units in 8 states. The systems were built in partnership with some of the nation’s largest multi-family real estate firms including Essex Property Trust, Avalon Bay, Shea Apartment Homes, Archstone Communities, Sares Regis Group and Prometheus. Mr. Manfredi successfully operated systems generating cash on cash returns for the system partners in excess of 25%. In addition to negotiating major transactions with national service providers in the sale of system assets, Mr. Manfredi led negotiations with Comcast of the Castle entity which included 30,000 apartment homes nationwide.
Prior to joining Castle, Mr. Manfredi was Vice President and CFO of Trammell Crow Residential internal telecommunications division; NuMarket Communication Services where he was directly responsible for the operation and fiscal management of systems which provided cable television and/or telephone services to approximately 6,000 TCR owned apartment units throughout the United States.
Prior to joining NuMarket, Mr. Manfredi held various titles and responsibilities at Homestead Land Development Corporation including Chief Financial Officer and Northern California Operations Manager. While with Homestead, Mr. Manfredi oversaw the construction of cable television systems that served over 2,000 Homestead Land Development owned apartment units.
Mr. Manfredi is a graduate of the University of California at Berkeley, with a Bachelor of Science degree in Business with emphasis in accounting and finance.
As President, Rush negotiates with telecommunications providers on behalf of RealtyCom clients to provide the most attractive level of services and compensation available. Prior to joining RealtyCom Partners, Rush held senior leadership positions with Time Warner Cable and Comcast where he led successful multifamily sales teams in Texas, California and North Carolina. Most recently, Rush ran all sales channels for Logic/WestStar, a triple play FTTH provider in the Cayman Islands. Prior to his career in telecommunications, Rush managed a construction lending portfolio with Wells Fargo Bank. Rush holds a bachelors in Finance from Texas A&M University.

As Senior Vice President, New Construction Phil manages RealtyCom’s new construction team and business practice which includes oversight of provider negotiations, low voltage design review services, new construction project management, and on-site field support services. Before joining in 2013, Phil founded a consulting company that provided site acquisition solutions for top-tier domestic cable and phone companies. Previous to his consulting business, Phil was a General Manager with WinStar Communications, a fixed wireless CLEC, and held key business development positions with OpTel, Inc. a private cable company servicing multi-family communities across the country. Phil began his professional career as a business and real estate attorney based in Los Angeles. He holds a Juris Doctorate (J.D.) from Loyola Law School and Bachelor of Arts degree from UCLA.
Cristy Boucher joined RealtyCom Partners in 2013. As Chief Operations Officer, she is responsible for several functional areas including operational consistency, systems management, training and development, CRM implementations, and customer and technical support. In addition, she provides oversight of the Company’s existing portfolio operations team and develops business and marketing strategies. Prior to joining RealtyCom Partners, Ms. Boucher was a Portfolio Manager overseeing relationships with the Company’s 400+ single and multifamily owner-investors. There she was involved in business development and marketing, asset management, renovations, and leasing.
Ms. Boucher is a licensed California Real Estate Broker and former board member of the National Association of Residential Property Managers (NARPM). She earned her Bachelor of Arts degree in Communications from Dominican University of California and is a graduate of the Berkeley Executive Leadership Program. She is a charter member of 100MARIN, a group of like-minded individuals dedicated to enhancing the support and awareness of local Marin County non-profits and lives in San Rafael, California.

Catherine Ratté joined RealtyCom Partners as a Controller in 2010. Her primary focus is to manage the Accounting Department. In addition, she manages Client upfront payments from Service Providers, ongoing-revenue share payments and assists with any assignment or assumptions of service provider contracts and on-going revenue share payments. By managing the process and maintaining Client’s compensation via a Sales Force database she is able to review actual vs budget amounts of Client’s payments, which in turn increases revenue for our Client’s. Catherine has over 15 plus years of accounting experience in various industries.
Aaron joins the RealtyCom team with 25 years of experience in the Telecommunication industry in which he held various positions in installation, site survey engineering, and quality assurance management. He has implemented several quality processes using ISO 9001 and Six Sigma processes for some of the major service providers to meet the industry quality assurance standards. In the past few years, Aaron was directly involved with the AT&T quality assurance teams coordinating the installation projects for the AT&T Integrated Cloud (AIC) network here in the San Francisco Bay Area. Aaron holds a Bachelor of Science in Business Administration from California State University, Chico and enjoys the great outdoors.
Anne Gieseke has been an integral part of our client service team since joining RealtyCom Partners in 2013. As Senior Client Account Manager, Ms. Gieseke supports our Clients in every aspect of the project cycle and is a resource for all on-going telecom asset management. She interacts with Property Owners and Managers to ensure all parties understand and benefit from each telecom opportunity. Anne brings RealtyCom over 20 years of combined experience in the Multifamily Property Management and Telecom Service Provider fields, having a focus in Operations, Project and Account Management. She holds a Bachelor of Science degree from Chico State University in California.

Bob manages RealtyCom’s Due Diligence team which works to gather, analyze and report telecom agreement status on behalf of RealtyCom clients. Prior to joining RealtyCom Partners, Bob has held various leadership positions in the industry for over 20 years with Charter Spectrum, Time Warner and Comcast where he led successful multifamily sales teams and negotiated telecommunication agreements nationally.

Brian joined the RealtyCom’s Planning and Engineering department as Project Manager in 2018. He brings with him experience in engineering and project management gained from previous positions, most recently as a senior project manager for a low voltage design firm. He has also been a PM for a low voltage contractor, where he worked closely with service providers, and as an electrical engineer for a major car manufacturer, overseeing capital projects, including plant network infrastructure and deployment for manufacturing equipment.

Deborah Hoffman joined RealtyCom Partners as a Project Manager in June 2014. In January 2018, she was promoted to Director of Project Management. This position requires a deep understanding of the new construction business, the existing RealtyCom new construction processes as well as an understanding of the divisions’ long-term strategies for success within the department and with our new construction clients. Her primary focus is to assist in new development and construction projects across the country. She manages the development progress from agreement execution of the telecom contract, through activation of services and final occupancy for each project. Prior to joining RealtyCom Deborah was a Legal Assistant for an Applicant Workers’ Compensation Law Firm. She holds a Bachelor of Arts degree in Criminal Justice and Criminology from Sonoma State University and a Master’s degree in Law and Legal Studies from Empire College School of Law.
Debra joined RealtyCom in 2010 and served as a Project Manager for our client services team for six years before becoming our Contract Administrator in 2017. Ms. Nichols assists not only with new Service Provider agreement preparation and execution, but oversees all Service Provider agreement assignment and assumptions to ensure our clients are in compliance during the acquisition and disposition of their assets. She enjoys software and analytics, problem-solving, forging great relationships with clients and Service Providers, and team-building.
Debra is a graduate of the University of Texas, majoring in business administration. She worked in Title and Escrow for 12 years, holding a California Real Estate license, prior to joining RealtyCom. Debra currently resides in the Pacific Northwest and is the mother of twin daughters and has three amazing grandchildren. She enjoys hiking the great outdoors with her family and traveling to the many rural areas and oceanside villages that the Oregon Coast has to offer.
Dennis Unrein is our Senior Field Engineer for RealtyCom Partners for Southern California and Nevada. Dennis brings his years of experience in the telecommunications industry where he worked most recently with Video Voice Data Communications, a company he cofounded in 2001. In his most recent role, he served as construction manager helping to build the underground and MDU construction departments for VVD Communications from scratch. Dennis’s career in telecom includes work with Continental Cable, Media One, Adelphia, Cox, Verizon Fios and DirecTV. He has extensive experience in field engineering, CADD design and drafting, and construction experience in underground and MDU new builds and rebuilds. As part of the new development and construction team, he will be focused on project oversight and implementation, working with real estate Owners/Developers, General Contractors and telecom Service Providers to maintain and oversee telecom system deployment in new construction projects in Southern California and Nevada.

Duane Sutton has been in the Telecommunications Industry since 1994, with an emphasis on the Structured Cabling and Low-Voltage Technology aspects of construction. He has worked throughout the United States in the installation and QC, design, estimation, project management, and sale of communications structured cabling and low voltage systems in the following environments: commercial, residential, multi-family, industrial, entertainment, military, and health care.
Duane is now a Technology Consultant to multi-family developers and construction teams throughout the United States, helping them blend cutting-edge new technology innovation with tried and true industry best practices. Duane is a Georgia native who grew up in the farmland of Southern California and now resides in Idaho, where he spends his off-work hours kayaking and fishing with his wife and son.

Eric leads the technology consulting team at RealtyCom. Prior to joining RealtyCom, Eric led the technology consulting team at Greystar Real Estate Partners where he worked directly with investment and development teams globally to implement a smart-building solution on Greystar properties. Eric has an extensive background in low voltage and building automation, Cellular DAS, Wi-Fi, structured wiring, and audio/video systems. He has managed low-voltage projects for large tech companies such as Facebook and LogMeIn. Previously, Eric worked to advance the use of emerging technologies such as smart home automation and A/V and HVAC control in multifamily communities. He is currently working toward certifications for Building Industry Consulting Service International (BICSI) and Certified Technology Specialist (CTS).
Jamen joins the RealtyCom team with 10 years of combined Telecommunications and IT Management experience. Before RealtyCom he was a Field Network Deployment Engineer for Wave G where he was responsible for the construction and operation of over fifty Gigabit level installations in multi-family buildings across Portland, Oregon. Jamen designed both fiber and microwave installations, managed construction and operations teams, and maintained the robust fiber backbone network that provided the sites with high capacity internet services. He also had a formidable role in establishing new processes and procedures, recruiting his deployment team, and managing the day to day operations. Jamen holds a Bachelor of Science in IT Management with an emphasis on Computer Networking Management from Portland State University. Originally from Columbia, South Carolina Jamen enjoys football, music, grilling and spending time with his two children.
Jeff is an experienced technology executive with more than 40 years of experience in the telecommunications industry. Jeff has held Director level positions with AT&T Local Network Services, where he managed National Broadband Wireless Operations as well as with McCaw Cellular Communications (AT&T Wireless) where he managed National Operations. Jeff’s proven ability to build strong, experienced and responsive technical support and customer service organizations as well as his vast experience in the wired and wireless market make him an extremely valuable asset to RealtyCom Partners and its customers.

Joseph Rodriguez is the Director of Planning & Engineering for RealtyCom Partners. Joseph brings his years of experience in the telecommunications industry where he was most recently with CableCom LLC, who designs and installs telecommunications systems for use by Comcast. Joseph’s role will be to prioritize and resolve design/construction problems as they relate to deployment and activation of broadband services in multi-family properties. As part of the new development and construction team, he will be focused on project oversight and implementation, working with real estate Owners/Developers and telecom Service Providers to maintain and oversee telecom system deployment in new construction projects across the country.

Kathy assists the Building Systems team with contract and project management. Prior to joining the RealtyCom team, Kathy worked for Greystar Real Estate Partners handling telecom agreements for acquisitions, dispositions and new development projects, contract renewals, consulting agreements and revenue share coordination for clients. Kathy has a bachelor’s degree in business management from Western Governor’s University.
Kelly Larsen joined RealtyCom Partners in 2016 quickly moving from an Account Manager position to overseeing the Client Services team, who directly support our Client’s telecom strategy and implementation. In conjunction with our Account Managers, Ms. Larsen ensures our Clients’ needs are being met in a timely and accurate manner while managing workflow and navigating all aspects of the project cycle. She is integral to onboarding new clients and guiding our Client through the various stages of due diligence, proposal negotiation and contract processing. Ms. Larsen brings over 15 years of diversified experience in Commercial Property Management, Mortgage Banking and Accounting.
Kristin recently joined RealtyCom partners as the Due Diligence Analyst. She is a 10 year veteran of the cable industry, having taken a break over the last 5 years to working in marketing and sales. When not behind a computer working on contract analysis, Kristin runs a theater company in Denver and takes care of her fur babies.
Laura is a California native and joined RealtyCom Partners as a Client Account Manager in 2017. Laura is passionate about delivering excellent customer service and takes pride in helping our clients make the best decisions for their assets from both a technology and financial perspective. Ms. Quirarte supports our Clients in every aspect of the project cycle and is a resource for all on-going telecom asset management needs. Previously she managed all operations, sales, and marketing of a busy athletic club to ensure her members needs were not only met, but consistently exceeded. Laura attended Dominican University in San Rafael where she studied Liberal Arts, and in her free time enjoys time with her family and two sons.
Megan Jackson joined RealtyCom Partners in 2014 with over 15 years of experience in the Accounting profession in various industries. Her current position as Senior Accountant provides her with the opportunity to oversee and assist with numerous accounting functions. This includes assisting with processing of revenue share payments for our Client’s to ensure they are processed in a timely manner, collection of missing payments and auditing of monthly/quarterly reports to determine any discrepancies. Megan is responsible for the monitoring and collection of upfront/door fee payments, provider reimbursement payments, revenue share recovery audits and assisting with any assignment or assumptions of service provider contracts. Megan also handles the Accounts Payable for RealtyCom and client compensation data entry in our CRM database which is an integral part in reporting to our clients.
Mike Sloan joined the RealtyCom team as Due Diligence Manager in 2018. He is an 18-year veteran of the cable industry and worked as a paralegal for companies including Tele-Communications, Inc. (TCI), AT&T Broadband, Adelphia, Time Warner Cable, and Charter Communications. Mike is a graduate of Colorado State University holding a Bachelor of Arts in History. He is a U.S. Army veteran and resides in Southern California with his wife and son. In his free time, Mike enjoys tabletop and video games, as well as being an avid reader which helps to prepare for his future career as a Jeopardy! contestant.

Paul Spacek joined RealtyCom Partners as an Advisor in July 2018. He primarily works with our service provider partners on behalf of RealtyCom’s clients to define and cement opportunities. Prior to joining RealtyCom, in a career spanning over 35 years, Paul held various general management, sales and marketing leadership positions in the Cable/Broadband Industry with Comcast, AT&T Broadband and Continental Cablevision. For Comcast, he led the West Division’s multifamily sales strategy. Paul holds a M.B.A. from the College of William & Mary and a B.A. Economics/Business from Randolph-Macon College.
Sarah Mabry recently joined RealtyCom Partners as a Client Account Manager and brings over 10 years of experience in hospitality, working with clients from a variety of industries. Ms. Mabry previously managed all sales and marketing for a luxury hotel in San Francisco and is passionate about building long-term relationships to better assist clients through the contractual and operational aspects of their business. Sarah is a native to Northern California and attended UC San Diego where she studied Psychology, and in her free time enjoys travel and volunteering for a local animal rescue.
Susan Krok joined RealtyCom Partners in 2019 as administrative support for the Company’s day-to-day operations, and was quickly promoted to our Office Manager. Ms. Krok brings nine years of office management experience from diverse industries. She oversees all marketing efforts, our employee development program, corporate facilities and events, as well as functional areas including new client and property administration, CRM database management and Agency Agreement facilitation. Ms. Krok also assists our Executive team in the development and implementation of programs and procedures, and provides our customer service and business development teams with the tools and resources needed to deliver excellent service. In her spare time, her interests include wellness, cooking and art.
